Jun Ji Hyun Reportedly Purchased Two Buildings for a Total of $32.5 Million

That’s approximately P1.8 billion!

South Korean superstar Jun Ji Hyun is making headlines again, and this time it’s not for a drama comeback. The actress has reportedly added two more buildings to her growing property portfolio, with a combined purchase price of 46.8 billion won, which is roughly $32.5 million or P1.8 billion.

According to News1, the deal was finalized in Seoul’s Seongsu-dong, a neighborhood that has increasingly become one of the city’s most closely watched real estate pockets.

As reported by News1, Ji Hyun purchased two properties along Atelier-gil in Seongdong-gu in September last year. One building spans one basement level and five floors above ground, with a total floor area of approximately 1,042 square meters. It was acquired for 20.8 billion won. The second property, which runs from one basement level to three floors above ground and totals around 1,129 square meters, was purchased for 26 billion won.

She also reportedly acquired a 50-square-meter parcel of land situated between the two buildings for 2.2 billion won, bringing the total investment to 46.8 billion won.

Court registry records cited by the outlet state that she completed the balance payment on the 23rd of February and finalized the transfer of ownership shortly after.

News1 further reported that a mortgage was set at a maximum of 33.6 billion won. Because mortgage ceilings in South Korea are typically established at about 120 percent of the actual loan amount, the principal is estimated to be around 28 billion won.

While the figure is substantial, industry watchers note that leveraging financing is common practice for large-scale commercial acquisitions.

Why Seongsu?

The buildings are located at the upper end of Seongsu’s Atelier Street, an area often compared to nearby Yeonmujang-gil, where rents have climbed sharply in recent years. According to a real estate brokerage team leader quoted by News1, the average transaction price of 156 million won per pyeong was slightly higher than other recent sales in the vicinity.

Still, the expert described the purchase as a forward-looking investment, citing Seongsu-dong’s continued growth potential and long-term value prospects.

Once known primarily for warehouses and factories, Seongsu has evolved into a hotspot for fashion brands, cafés, and creative offices—making it one of Seoul’s most dynamic commercial districts.

Jun Ji Hyun’s Real Estate Investments

Coverage from sites like Koreaboo also pointed out that this isn't a one-time purchase. The actress has steadily accumulated high-value properties across Seoul over the years.

In 2023, she reportedly secured a duplex penthouse at Acro Seoul Forest for 13 billion won, paying entirely in cash. The year before that, she acquired a large commercial building in Deungchon-dong, Gangseo-gu, for 50.5 billion won.

Her holdings extend beyond those two properties. Reports note that she owns additional commercial buildings in Ichon-dong in Yongsan-gu and Samseong-dong in Gangnam-gu, further anchoring her presence in some of Seoul’s most established districts.

The outlet also reported that she has realized significant gains from past sales, including a Nonhyeon-dong building transaction in 2021 that generated an estimated 14 billion won in profit, as well as the earlier sale of a Samseong-dong home at nearly double its original purchase price.

With the addition of the two Seongsu buildings, multiple outlets estimate that the value of her commercial real estate assets alone is nearing 150 billion won–or approximately P6 billion. Safe to say, she’s building quite the portfolio.
